Blackhedge was formed in 2021 to serve as the US investment platform for its two Canadian founders and majority owners: Zehr Group & Matbridge Investments. At the end of 2021, Charles Pilney left Brookfield Asset Management (where he served as a Vice President of Real Estate Investments - working across offices in New York, Los Angeles and Toronto) to join the Blackhedge partnership as a minority owner and President of the company, responsible for overseeing US investments and building the Blackhedge business. 

 

Blackhedge seeks unique investment opportunities where we can capitalize on distressed / special situations, in addition to strategic acquisitions where we can utilize our team's well-rounded experience and in-house operating capabilities to create value through active asset management strategies:

         ♦     Addressing operational inefficiencies

         ♦     Implementing new management teams

         ♦     Larger-scale asset repositioning & redevelopment

         ♦     Adding density to existing sites (or upzoning / rezoning to highest & best use)

Our lean team allows us to be agile and move quickly when needed to provide solutions for motivated sellers / ownership groups in various situations (near-term debt maturities, fund life / liquidity issues forcing a sale or recapitalization, sale-leasebacks, etc.). We have the ability to be flexible in the way we structure deals, and remain open-minded to new ideas & creative alternatives for each unique investment opportunity. 

 

Blackhedge sponsors each investment with capital from its own balance sheet & executive team, and may bring in LP equity investors on a deal-by-deal basis utilizing a traditional GP/LP structure (with LP investors typically being established high-net worth & family office groups).

With a successful 40-year track record, the Zehr Group has completed over 3 million square feet of commercial and residential projects, and currently has a $1 billion pipeline for an additional 1,700 residential units. The company has full in-house construction, development, property management, operations and leasing capabilities.  

Prior to forming Blackhedge Capital Partners in Q4 2021, the Zehr Group had invested passively in several US real estate transactions, but given their extensive in-house operating expertise made the decision to team up with Matbridge Invstments to create Blackhedge as their new US real estate platform.
