Formed in Q4 2021, Blackhedge seeks unique investment opportunities where we can utilize our team's experience and in-house capabilities to create value through active asset management strategies: 


♦     Targeted leasing & capex programs

♦     Implementing new management teams / addressing operational inefficiencies

♦     Larger scale asset repositioning or redevelopment

♦     Adding density to existing sites, or rezoning to a higher & better use 


We believe properties in prime locations will always prevail. Therefore, our investment criteria is geared towards buying well-located properties in markets that continue to benefit from strong population growth & demographic tailwinds. Our geographic focus is currently on major Florida markets such as Tampa, Orlando & South Florida, and will eventually look to enter other high-growth Sunbelt markets over time.   


Blackhedge targets core-plus to opportunistic investments, where we can leverage our balance sheet and expertise to implement a customized business plan, that will allow us to enhance the cash flow profile of an asset and/or extend the weighted average lease term. 


We place a lot of emphasis on cultivating our existing relationships and also on building new ones, as we work closely with a variety of market participants. Our lean team allows us to be agile, and we can move quickly to provide solutions for motivated sellers in various situations (i.e. near-term debt maturities, fund life or liquidity issues, sale/leasebacks, REO or NPL's). Blackhedge has the ability to be flexible in the way we structure our transactions and we are always open to creative alternatives.


Blackhedge invests on behalf of its own balance sheet and may also bring in equity partners on a programmatic basis through a traditional GP/LP structure. We capitalize each investment on a deal-by-deal basis and will typically seek financing in the 65% - 75% LTC range depending on asset profile. Blackhedge asset manages all investments internally, but teams up with local partners to handle on-site operations (property management, engineering, construction management, leasing, architecture & design).
